While everyone on the internet is talking about how much money they make from doing seemingly zero work at all, I'm over here spilling some rich tea (see what I did there?) 🫖

If you are serious about wanting to build wealth, buy the worst house in the best neighborhood.

It's been said that the number one rule of real estate is "location, location, location" and I've seen it for myself: it's the truth.

You cannot change the location of your home, but you can *always* do things to your home to make improvements and increase it's value.

The mistake I see people make is when they buy a home that's already pretty great, then they renovate the kitchen and add a sunroom and knock out walls and all these other expensive updates.

Now, if they were doing that just because that's where they wanted to live and that's the kind of house they wanted to live in, then by all means, keep renovating!

But if you're looking to actually build long term wealth, focus first on the location, then find the home with the most potential.

<that's my favorite thing to do, FYI>

From there, you can look at updates you can do. This doesn't have be a flip that's done in a year, either. This can be a 10 year plan. You can add value to your home just by caring for it over time...AND you can add even more by adding updates and modern amenities!

For Example: We purchased our home seven years ago. The house we ended up buying needed a little bit of love. 😅 We have been slowly updating/repairing things over the past couple of years and guess what....our home has more than doubled in value 🍾
